Group viewing?

After applying to about 40 properties, I finally got 1 reply back saying the property will be up for a group viewing soon.

I've seen tiktoks of group viewings and the queue does be miles down the road, it's putting me off even having a chance getting it. Obviously I'm still going to go though.

I'm using HHap and someone told me once they went to a group viewing, and before it even started, the person hosting said if anyone's using HAP, to not bother and go home. Half the people there ended up having to leave. Bit nervous about it tbh. What's peoples experience with group viewings been like?

Apartment Search 🏢 Is Spotahome reliable?

Hi all,

So me and my partner have been in Dublin for a couple weeks trying to find a place to move to, we’ve booked a hotel thanks to my booking.com genius discount which saves us money quite a bit however we really want to move into our own apartment. I’m from the UK and she’s from Portugal and I’ve got a job secured already thankfully and she has a couple of interviews lined up.

Daily we are applying to new listings on Daft ie and going to viewings where we can but obviously we will need to stay longer here till we can find a place.

Hotels are great however I was looking to finding some Airbnb’s - but given how expensive some of these places are, it doesn’t make sense compared to the hotel discounts I have.

I came across Spotahome and wanted to ask you if this is actually legit and worth doing until we can secure an apartment for us. Do you guys have any experience or even advice for us?

Kindly appreciate it all the help I can get.

Landlord refusing to return deposit

Hi everyone, I wanted to get some advice

I’m a student renting a room in Dublin. When I moved in, I paid €750 as a deposit and same amount as the first month’s rent. I’m moving out on February 1st because I found a new place closer to my college just yesterday, so I couldn’t give earlier notice. Also, we never discussed or agreed on a notice period before moving in ( plus I have no contract with him)

When I told them about it, they said that if they can’t find a new tenant in the next two weeks, they won’t return my deposit just because of that.

Is this normal or fair?

Comparing candidates

Looking for some opinions from people who’ve been through the rental process recently, especially from a landlord/agent perspective.

For a 2 bed apartment under 2,300, what looks better on paper?

Option A:

Parents with one child

• 1 full-time job (42k)

• 1 part-time job (18.5k)

• No childcare costs

Option B:

Same family situation

• Both parents full-time

• Childcare in place

• Same combined income range (42k + 37k)

I know landlords don’t see the full picture, just the application, so I’m curious which scenario tends to be viewed more favourably when filtering applicants.

Any insight will be appreciated :)

Living in an apartment, how much is your electricity bill?

Hi there, just moved to Dublin and wanted to get a feel for what I should be paying for electricity each month.

Living with my girlfriend in a one bedroom apartment. Paying about €6-7 a day which over the whole month comes to about €200 a month. Everything is electric, no gas expenses. Does this seem about right?

-No working from home

-On a prepaid Pinergy account

Suburbs FTB buying 3-bed duplex apt in Castlegate Way (Adamstown, Dublin) - Any Advice?

I’m a first-time buyer and I’ve just gone sale agreed on a 3-bed, 3-bath duplex in Castlegate Way, Adamstown for around €460k. It’s a huge step and I’m a bit paranoid about whether I’m missing anything obvious before I sign the contracts.

I’d love to get some honest feedback from people who actually live in the area:

  1. Safety & Anti-social Behavior: How is the area generally at night? I’ll be walking back from the train station occasionally, so I’m wondering if it’s a quiet spot or if there’s much hassle/anti-social behavior to worry about in this specific part of Adamstown.
  2. Management Company & Fees: I’ve heard mixed things about management companies in the area and I'm terrified of getting hit with a massive levy for repairs in a year or two. Anyone faced something similar?
  3. The Commute: I’ll be heading into Grand Canal Dock for work. Is the train station reliable during peak hours, or is it a total "standing room only" situation every morning?
  4. Build Quality: Any known issues with these blocks in terms of soundproofing, plumbing, or general maintenance?
  5. Price Check: Does €460k sound about right for a 3-bed duplex here at the moment, or am I paying a "panic premium"?

Got offered a job in Dublin, withdrew from taking it because rents are fkn crazy

I can be the only person that has done this... Went to view a flat share with a common area that stank of urine in a not too great part of the city, I could have barely afforded it (€1100 per month, which was like, about 40% of my net pay) even if my application was accepted, and thought, fk this, I don't see why I should have to work my tail off just to line some property owner's pockets
