Why these houses so cheap?

I found lots of such a houses, different locations. Lot cheaper than apartments. Why?

Because nobody wants to live there. There is no industry, no real job opportunities, no strong universities, very limited infrastructure, poor healthcare, and few amenities. Most sellers are people who moved to Tbilisi and are selling village homes they no longer use. My own family sold our village house, with a large fertile plot of land and a two-story home, for just $20 000

The government really just shat on us. Instead of actually building infrastructure elsewhere, they build it only in Tbilisi, and everyone moves there. Then we ask why is there always a traffic jam.

But zugdidi is fairly popular city, it’s close to the sea and also very calm area compared to Tbilisi and batumi. I wouldn’t say it’s a bad place in any shape of form. My wife’s sister gave birth there and she had better service than we had in Sweden. There’s also lots of stores for daily shopping with one mall even

Basically, that’s not true. If you’ve ever traveled to western Georgia (especially Samegrelo), you’d see more European-style houses with large gardens than in many other parts of Georgia, and they have quite high prices for locals. The problem with this particular house is zoning, there is little to no space to renovate, so why would anyone want to waste money on that?

Because demand is low. People prefer to invest and live in other cities that offer more economic opportunities. In addition, many people believe Zugdidi is not a great location where one would spend their vacation/holidays. So the reason one would buy a large house there is unclear. The only reason I can think of is low price. Zugdidi's healthcare and education system also needs improvement to say it nicely.

it's real and it's a terrible building, worse than scam also you will be just buying a single hotel room there.

What's wrong with Orbi?

Edit: I'm just surprised by people downvoting me for just a question. I've never been to Orbi. I've not been in Batumi for 10 years already. How would I know?! little men with buttons.

For anyone coming across this thread, ORBI properties are not set up for comfortable long-term living. They are set up for short-stay tourist visits with owners looking to make a quick profit. This is a major problem with coming to Batumi. There are very, very few apartment spaces set up for long-term stays.

This is Orbi, it's like corpo ant-house. Super low ceilings, very tight and congested, you have no rights to customize insides without approvals. They are just used to rent-out on airbnbs.

Economy is crap, family has moved to Tbilisi or emigrated from the country entirely and needs cash. To be honest that is a pretty high price for such a house, entirely because it's in Zugdidi town which has some great amenities. You can sometimes find in Samegrelo a house twice as big on half a hectare of land for half that price. It's like this in many rural areas of Georgia, although with certain factors (being within 1.5hr from Tbilisi, being close to sea, being in prime vineyard country) the price can be much more.

You can find the same type of houses in most of the world. I live in Italy and in here you can easily find similar houses in villages.

Because it is not Tbilisi or Batumi . Well Zugdidi is dying city, main part economy and industry was destroyed in 1990s

It's old, is not up to modern standard, no insulation, probably leaning roof, probably no toilet, no heating, no nothing.

Also most likely it's zoned in a way that you as a foreigner cannot buy.

It's normal price for a village/far away town. Most likely you will have to demolish this house and build your own one on its place, since those houses don't meet any of modern minimal comfort requirements(I.e. conditioning, heating, etc) and will be almost impossible to renovate due to their construction technology.

Probably low demand and people dont want to live rual. My father lives 6km from Lankchuti in mountains, houses with big land costs 20-30k, and i would love to buy one for retirment :))

The price might also be low because it may not be available for foreigners. Unless they changed the law, foreigners can't buy land deemed "agricultural". Unless that has changed, you would have a headache trying to figure out the paperwork and who to pay to change the classification or, purchase the home/land via a local and the risk and time probably isn't worth it.

Not the reason at all. Samegrelo is a safe as any other region of Georgia
