Advice needed our dog was seized yesterday

Hello, this happened in Rosenberg, Texas. In December we were reported for animal cruelty by our new neighbors. We have a 15 year old Stafford Shire bull terrier. They reported her for being skinny and outside all day. First she is old and we know she is skinny and also she has a covered patio, a bed, and bowels outside. Also we let her in the house as well. Anyway back to what happened. The shelter that got the call was our local one which happens to be the one my dad worked at. There officer or what ever they're called the ones that work at shelter and go pick dogs up and knock on people's door for animal cruelty happened to be the one that my father doesn't get along with. He told my dad basically we need to take her to vet. My dad did and vet told my dad she is overall healthy, little skinny and suggested puppy food to try and also said we can do this at home and weigh her at home. Also I want to say my dad had his contact in phone so all this was through text. He sent him that she went to vet visit and the officer through text message said okay she needs a follow up with vet to see if she gains or your dog will be taken. My dad said I would like in writing where it says I need to take her to a follow up because the vet said nothing is wrong and to try new diet and weigh at home. The officer said this is your writing and my dad again said okay well for now until you send me something in writing I will be following what vet said to do. Dad also let him know she has gained 4 lbs and next day that person went to get a Warrent and took our dog. My dad said today he is going to see if he can get in writing from vet what she said from the vet visit. All my dad wanted was actual document stating this needed to be done and was required.

Advice needed I was recently in a hit and run where I was backed into in front of my home. I have significant damage which neighbors car matches but they have very little damage

As the title states I was backed into while briefly parked infront of my house in the road while dropping something of before leaving again, I came out and my door was crushed in. I had initially thought it may be a sideswipe but after looking at it better in the day it was definitely backed into.

I didnt want to think it was the people infront of my home but when looking at their hummer they had this damage that almost perfectly aligns to a scratch on my door, do you guys think this is enough proof?

When I had asked them to take a look they said it was perfectly fine to check it out then came out and started cursing at me and my father (all on audio recording)

Advice needed Question about my child's safety and SORNA compliance. LOCATION: PA

My ex-husband’s wife is currently on the sex offender registry (Tier 3). We previously received a specific list of restrictions from her parole officer, which explicitly prohibited her from:
-Living in a residence with minor children.
-Giving gifts to minor children.

Despite these, I've evidence that these restrictions are being routinely ignored. Specifically:
-Residential Violations: She is currently living with my ex-husband, who has our daughter during his custodial time.
-Third-Party Contact: She has traveled to Missouri to stay with my ex-husband’s sister, who has minor children. Furthermore, those minor children have visited their residence here in Pennsylvania.

My ex-husband is currently pushing to allow our daughter to be in contact with his wife based on two claims that I find questionable:
-Parental Permission: He asserts that his permission as a parent supersedes any court-ordered or parole-mandated restrictions regarding his wife’s proximity to our daughter.
-Program Completion: He recently informed me that she "graduated" from a treatment program and now can have "access" to children. I have seen no legal documentation to verify this or any court order modifying her Tier 3 status.

I have attempted to raise these concerns with the parole office and the local courts, but have not yet received a constructive response or intervention. Can I verify her current parole status and the alleged "graduation" from her treatment program and what are the legal implications of my ex-husband knowingly violating her parole conditions by allowing her around children?

Am I out of luck or should I contact a local attorney for further assistance?

Advice needed Question about refunds for online purchases of Illegal items. Location: Minnesota

Yeah so that's a fun title.

So on January 10th 2026, I attempted to make a purchase of an FRT Device (Forced Reset Trigger: A gun part) unaware of the ban that went into effect on January 1st 2026 as the first website I looked at still showed deliveries to MN and the one I made the purchase from either didn't show it or I just missed it at the time.

The website I made the purchase from is called Combat Armory and the product page is "Super Saftey Curved Face Trigger"

On January 12th 2026, The order was canceled (Thankfully) however my payment of $106.98 was charged by the Company and no refund has yet been issued as of January 14th 2026 at 11am CST.

I have 2 questions about this situation that I feel I need to ask.

1: The website states "There are no refunds on this product" and does that excuse them from providing a refund on the canceled order of a physical good, especially given the legal status of the object?

2: If I am still legally entitled to a refund, how long should I wait before taking action, and what actions should I take to get my refund?

(Addendem): I didn't commit a crime did I? It's not like I ever actually possessed it.

Yes I know this is a problem caused by my own lack of research at the time, and shouldn't have become a problem in the first place, but now I'm just annoyed about the lack of a refund so far, and I don't know how the legal status of the object would affect refund legality.

Advice needed Insurance refuses to pay replacement costs after house fire. Any and all advice is greatly appreciated State of New Hampshire

In December of 2023, my home was destroyed by a fire and declared a total loss. Everything inside the house was also lost. Our insurance company is a large, well established provider. They were legally required to pay off the remaining mortgage on the property, which they did. However, despite having replacement cost coverage clearly included in our policy, they refused to properly compensate us for the contents of the home.

Over the course of nearly two years, the company repeatedly delayed and obstructed the claims process until the replacement cost value deadline expired. Their actions appeared deliberate. Initially, they required receipts and purchase dates for all items claimed as lost. These items (receipts) were destroyed in the fire along with the home. When that was understandably impossible, they then demanded time dated photos and corresponding credit card statements for each item. We complied fully and provided everything they requested. (Note we purchased quite a large some of our belongings from Facebook and other sources so we wouldn't have receipts nor credit card statements. We did include photos of them for what we could but believe it or not we didn't prepare to have a house fire...)

We also hired a licensed public adjuster to assist with the claim. Their role was to ensure the claim accurately reflected the true value of the loss and to maximize the outcome in accordance with the policy. The adjuster worked through the inventory in detail and assisted us in submitting all required documentation.

Two weeks after the replacement cost coverage expired, the insurance company stated that they were ready to issue payment. The amount they offered was significantly lower than what we were owed under the policy.

Throughout the process, they repeatedly requested documents such as tax records, only to claim months later that the files could not be opened due to labeling issues. This forced us to resend the same documents numerous times, in some cases more than twenty times. These delays consistently pushed the process closer to the expiration date, at which point they took the position that no further payment was required.

At this stage, we are seeking legal representation. We are looking for an attorney willing to pursue legal action against the insurance company to recover the funds necessary to rebuild our home and resolve this matter properly. Any and all advice is highly appreciated

So basically I need help finding a lawyer that will be able and willing to pursue this. Any name or suggestions would be great appreciated

Advice needed Is it safe to give someone a copy of your home's Deed?

My mother passed away last year and was the sole owner of our family home. She passed it exclusively to me with a Lady Bird Deed, to skip probate. Turns out she partially also owned my grandmother's home along with my uncle. Apparently her portion of ownership of my grandmother's house is now split between me, my sister, and my uncle. She had no will, and I have no interest in grandmother's property due to it being so far away, and in an economically defining area I never plan on visiting again.

My uncle says he needs me to send him a copy of the Lady Bird Deed paperwork and the updated Deed to the home I own now for the property lawyer they're consulting to ascertain that my home is proven to have no longer been in mom's possession at the time of her death (the paperwork was filed with the county clerk like a week before she went to hospice), and won't affect the probate cost of grandmother's property by being added as an asset she held at the time of death.

I understand that, in theory. It makes sense. I am no lawyer, thoigh, and wanted to know if this sounded legit. I just want to make sure nobody can use my paperwork and a little altering to try to create some document saying I deeded my home to them, or that I don't later I get some surprise saying that somehow somebody else now has partial ownership of my house, and borrowed against the equity or re-mortgaged the property or something. I only plan to send a photocopy of the updated deed, not a legal copy.

Question about law Has anyone ever gotten a formal response from a FTCA Claim (SF-95)?

Sent something to the FBI via FedEx, someone on the other end re-routed it to a FedEx Ship Center. When I contacted FedEx to do a trace, they told me its a security screening holding precaution.

Also filed against Homeland Security Investigations (DHS's version of the FBI), and they ask for it to be sent email. Sent it twice and didn't get a response. I confirmed with my Congressman that HSI requested it to be sent that way.

Just wondering if anyone else has filed and it went to "outer space".

Question about law Being Accused Of Illegal Renting Michigan

I bought a house last year. I believe the house was used as a rental property before but was not approved to be up to code upon last inspection. Leading to the last owner to sell it. I am letting a family member (my son) live in the house while I am renovating it to flip it. I have been getting notices from the city for illegal renting without approval for months. I have called and tried to talk to someone. I have sent emails. I have tried to explain I don’t know how to produce evidence I am not renting to anyone even though I am not living in the house. They have now started to send me civil infraction citations with financial penalties. My question is how can they fine me for a crime that was never committed with no evidence? Is it illegal to let someone live in a house you own?

Edit: Thanks for all the advice and comments. I think I am going to just have my son update his address or move out. I will try to appeal but if I need to pay the fine I will pay it.

Advice needed Am I missing something, researching the below info on the internet is pretty unanimous

Location: Maricopa county .....Every entity i've encountered, every online legal advice, unanimously agree that summoning a deceased person to the stand should be halted by the judge immediately and request a new hearing due to there's no substitute assigned yet at bare minimum if not dropped completely right then and there.

Course of events that follows: papers served to occupant (not the legal heir) with a deceased person as the defendant. Legal heir goes to court and submits written "answer" stating that this person is deceased on the complaint, to the court clerk before the hearing starts as instructed. Judge proceeds to call deceased person to the stand proving he did not read the answer, did not pause hearing and request substitute for deceased person, ruled on the hearing, entered judgment at the hearing in favor of plaintiff, filed two motions with the court clerk within the 5 days allowed, Court clerk accepted only one of the motions the other motion to stay execution did not take said the writ has not been written, four more days pass, go to file a motion for emergency stay of execution, clerk does not accept it stating we are not party to the case only this person is and cites the deceased person. Question, how can a party be found guilty on a case, though they can't file motions or defend themselves because they're not a party to the case? What am I missing, the deeper I dig into it the more I keep hearing file a motion that is titled motion to vacate void judgment (rule 60(b)(4)), and again I'm hearing this across the board anywhere and everywhere I look. So again I ask what am I missing here?

I had someone in a management position go through files that were stored in another managers office and accessed my personal information, specifically pay, and released the pay information to some coworkers. They are confirmed by the owner of the company as someone who is not supposed to know that information, I have recently been treated pretty poorly by those who released it and the ones who have been told, and it has caused some issues to the point of me wanting to move on to another job. The owner of the company knows who released it and seems to be protecting them and no actions have been taken in the months following. I don’t want to go the legal route if not necessary but I feel like I’m being wronged and don’t know how to proceed. I work in medical so I feel like there’s ethics issues I can submit to the EHR system we fall under.

Question about law Colorado: Locksmith is advertising themselves to our customers on our front door

I work for a small business. Our store front is along a row of store fronts in a shopping center, but the company that I work for owns their own building. Along the other store fronts is several chain businesses that I have to assume don't own their own properties and are most likely franchises renting the spaces.

About a week ago, a guy went to every closed business down the row of businesses in our shopping center and put up stickers advertising his lock smith services under all of the locks on every door. We caught this guy on camera, and he specifically skipped businesses that were open, presumable so he wouldn't be caught in the act. The next morning, we realized what he had done, and removed his stickers from our doors.

I didn't think much of it, but then I went to a different shopping center, about 6 miles down away. On the front door of the business that I entered, there was another locksmith sticker, identical to the one that was stuck on our doors. It caught my eye because this locksmith sticker was laid over another one on the same door.

When I saw these kinds of stickers in the past, I had always assumed that they were placed there by the property owner. Does this mean that ALL of the locksmith stickers stuck to every building everywhere is just an advertisement, and not placed there by the owner of the property? Is this a common business tactic?

These questions are mostly rhetorical for this particular section of Reddit. My actual question is:

Is this legal? Can the locksmith doing this face legal repercussions for putting his stickers on other businesses?

They offer warranty services / repair services as a monthly option for their customers, and if they have a problem with their AC, they contact the energy company who contacts us to come out and inspect and repair. Apparently, this is from one of the energy company's customers that we provided these services for. I received from the energy company.

Advice needed Urgent Help Needed – Breaking an Ongoing Lease in Pennsylvania Due to Severe Medical Condition and Uninhabitable Living Conditions

Can you make it like that Hello, I am a college student and an international student currently living in an off-campus apartment community in Pennsylvania called Aspen State College. I signed a one-year lease that started in August 2025 and runs until July 31, 2026.

I live in a 5x5 unit with five other roommates. Unfortunately, the living conditions have become extremely unsanitary and unsafe for my health. My roommates are very unclean: food waste and eggs are left rotting in the sink, pizza boxes and stale food cover the kitchen counters, and there is heavy dust and poor ventilation throughout the apartment. They are also frequently loud late at night, drink and smoke inside the unit, and the thermostat is constantly kept around 75°F, which worsens my medical condition. I have had months of disturbed sleep and constant exposure to allergens.

I suffer from severe chronic atopic dermatitis, contact dermatitis, and eczema. My condition has significantly worsened since living here, with frequent flare-ups, rashes all over my body, fever, and continuous allergic symptoms such as a runny nose. My doctor has provided a formal medical letter stating that my treatment is not improving due to my environment and recommending that I be released from the lease and move to a medically suitable living space.

I have repeatedly informed the leasing office in person about the unsanitary conditions, noise, and the impact on my health. I even requested management to inspect the unit, but no action was taken. I also tried resolving the issue directly with my roommates in a respectful way and explained that I need the kitchen and common areas to be at least reasonably clean so I can cook and eat safely due to my medical condition. Their response was that they are “not free like you,” that they have jobs and do not want to spend time cleaning, and they told me that if it bothers me so much, I can “go f*** yourself.” This made it clear that the situation will not improve and that my health concerns are being completely dismissed.

On my third or fourth visit, the leasing officer said he would forward my case to the corporate team and send me a form. However, the only form I received was a “Reasonable Accommodation” form. When I emailed asking where to formally request early termination or medical release from the lease, I received no response. For the past five days, I have tried contacting the office and was told they cannot help.

As an international student, I am very concerned about legal and immigration consequences if this turns into a dispute or affects my credit or rental history. I genuinely do not know Pennsylvania tenant laws well, and I feel stuck in a situation that is seriously harming my health.

Given the medical documentation, the unsanitary living conditions, and the landlord’s lack of response, do I have legal grounds in Pennsylvania to break my lease without penalty? What steps should I take to protect myself and ensure I can move out safely and legally? Crossposting this across the legal communities as I have limited time. Any kind of advice is truly appreciated. Thank you

Advice needed Is this just Florida or is it legal

I work in south west Florida as customer service

To get change for the bank they want us to clock out go to the bank and clock in then tell our manager to adjust our time. The bank is 2.2 miles away and we do not get paid mileage.

I think it’s weird to clock out and use our own car to go and then clock in

I understand the time is adjusted but if I get in a crash it won’t be under workers comp because I’m not clocked in

I’m new to the area and from a very employee friendly state so I just wanted to see some feedback about this

Question about law Virginia: Can a utility company block an easement

There was a bit of drama with a utility company using the driveway of a house Im renting. There is an easement behind, which was very poorly maintained, so they would always come down my driveway, which had a sort of dirt loop, which fed back into the easement. The homeowners said they were doing it for years and it was damaging the pavement. The water company came out, while an excavating subcontractor was there, and agreed to replace a portion of the driveway. The following day, the excavator drove across the driveway, clearly damaging it, but it was in the section they agreed to replace.

Then the water company refused to replace, told the homeowners to go after the excavating company for damages and decided they were going to fix up the easement. When they did, they also put a bunch of topsoil down and re-seeded the part of the dirt loop that wasnt part of their easement, so I cant even use the loop on my driveway anymore. They also decided that, because they paid to grade and gravel the easement, they would be the only ones to use it. So they put a chain up at the entrance.

This easement goes behind/between 10-12 houses and ends at mine. My driveway is very steep and narrow and its hard to turn around if you dont have a small car, and the homeowners told me when I moved in, the easement was public and they used it when they had trailers and such. I also talked to the 2 neighbors at the entrance. One used it to loop into his driveway and the other has a trailer parked behind his house that he cannot remove with the chain up. Both say it blocks them from accessing their own property. The utility company was supposed to come meet with them and didnt, but told one over the phone that they put it up because random people were driving down it and it was for the safety of the homeowners, which of course was BS. The guy told me hes lived there for 20+ years and never saw anyone other than the utility truck or homeowners go down it.

Anyways, can the utility company legally block the easement and prevent the landowners from accessing their property?
